If you have started calling around about memory care in Rio Rancho, you have probably noticed that nobody will give you a straight number. You get a range, or a number that turns out to be base rent, or a suggestion to come tour first.
Here is what the public data actually says, why the sources disagree with each other, and what to ask so the number you are quoted is the number you pay.
The published numbers for Rio Rancho do not agree
We pulled what the major senior care directories publish for this town. These are the numbers a family finds in the first 10 minutes of searching.

The gap between the low average and the high average is $1,387 a month. That is $16,644 a year, for the same service, in the same town, in the same year.
For context, the same sources put the New Mexico statewide average at $5,623 and the national median at $5,625. Rio Rancho is either slightly below the state average or slightly above it, depending on which directory you happened to land on.
From our own research, memory care costs are between $9,000 – $14,000 a month.
Why the spread is that wide
1. Most quotes are base rent, not the whole bill
This is the big one. In most of this industry the advertised monthly rate covers the room, the meals, and the utilities. Care is assessed separately and billed in tiers. Your mother is evaluated, assigned a care level, and charged for that level on top of rent.
Care levels are not static. As dementia progresses, the level goes up, and so does the bill. Families routinely tell us they budgeted from the tour number and were $1,200 a month over it within the first year. Nobody lied to them. They were quoted rent and they heard price.
2. Assisted living and memory care get averaged together
Several directories pool both into one city average. Memory care costs more than assisted living because it requires secured entries, higher staffing, and dementia-specific training. Blend the two and the memory care number comes out artificially low.
3. The sample is small and self-reported
Rio Rancho is not a large market. A handful of communities set the average, most directories rely on what operators choose to tell them, and many operators decline to publish anything. One large community changing its rate sheet moves the town average.
What the price usually does not include
When you get a quote, assume these are extra until someone tells you in writing that they are not:
- A one-time community fee or move-in fee, often $1,500 to $5,000
- Care level charges, tiered and reassessed as needs change
- Medication management, sometimes billed per administration
- Incontinence supplies and personal care products
- Salon and barber services
- Transportation to appointments
- Second person in the room, if a couple moves in together
- Annual rate increases, which are normal and are rarely mentioned on a tour
Ask what the annual increase has actually been for the last 3 years. Not what it is capped at. What it was.
6 questions that make quotes comparable
Ask every home the same 6 questions and write the answers down. Two quotes that look $200 apart on a tour can be $2,000 apart in practice.
- Is this number all-inclusive, or is it base rent with care billed separately?
- If it is tiered, what are the tiers, what does each cost, and what puts someone in the top tier?
- What was the actual rate increase in each of the last 3 years?
- What is the move-in fee and is any part of it refundable?
- How many residents per caregiver during the day, and how many overnight?
- Is the overnight staff awake, or asleep on the premises?
The last 2 questions are cost questions even though they do not sound like it. Staffing is the largest line item in running a memory care home. A home that is meaningfully cheaper than the others in town is usually cheaper because of the staffing ratio, and you should know that going in rather than finding out later.
What New Mexico actually requires
Useful to know while you are comparing. New Mexico requires 1 awake direct care staff for every 15 residents during waking hours. At a 16 resident home that means 2 people. Overnight, for a home in the 16 to 30 resident range, the state requires 1 awake staff member plus 1 additional person on the premises who is permitted to be asleep.
So when a community tells you it meets state staffing requirements, that is the bar it is clearing. Ask what it actually staffs, not what it is required to staff.
How Bosque Haven prices it
We charge 1 all-inclusive monthly rate. There are no care levels and no assessment-based add-ons. When your mother needs more help, the bill does not move.
We staff 2 caregivers on the floor during the day for 16 residents, and 2 awake overnight. That is 1 caregiver for every 8 residents on both shifts. The state would let us keep 1 awake overnight with a second person asleep. We keep both awake, because sundowning and confusion happen at night and we would rather have 2 people already up.
We are private pay. We do not accept Medicaid, and if Medicaid is your path we would rather tell you that now than after a tour.
Bosque Haven will be built at 1462 Unser Blvd SE in Rio Rancho and opens in early 2028. We are not yet licensed by the New Mexico Health Care Authority. Licensing happens before we open.
