The Start
Nearly 2 years ago we decided to abandon our residential real estate investing and go all in on assisted living.
Why?
We had seen our grandparents and great-grandparents suffer abuse, neglect and indignity. As a Physical Therapist Assistant, Nicole observed the awful conditions and treatment across multiple facilities and that residents are miserable.
We had to do something about it.
The Journey
We became commercial development experts. We sold off and leveraged everything.
We formed a strategic partnership with Brett and Laura Chotkeyvs, who are the pioneers of the Memory Care Mansion model. This is NOT a franchise, but a family led movement. We found the perfect location in Rio Rancho, NM.
Our team is comprised of true professionals in memory care operations, marketing, contracting, architecture and engineering. We traded the solo-path, for a community of entreprenuers, to save time and money, to ensure this is done right!

A: Bosque Haven operates on a unique “residential mansion” model in Rio Rancho, New Mexico, designed to transform senior living by offering a high-end environment that feels like a typical luxury home, allowing residents to age in place with dignity.
A: Our home maintains a deeply personal 1:5 caregiver-to-resident ratio during the day and 1:8 at night, which is core to the Bosque Haven experience.
The state mandated standard is 1:15 during the day and 1:30 at night (with 1 on-call).
A: The facility emphasizes “Elevated Home Cooking,” featuring an on-site Chef who prepares three nutritious, home-cooked, family-style meals daily, using high-end products. Low-grade cafeteria food is strictly prohibited.
A: Management maintains a weekly KPI (Key Performance Indicator) scorecard focused on achieving 99% occupancy. Key weekly goals include generating 3–5 new calls, conducting 1–2 tours, and adding 1 new person to the waitlist to ensure zero downtime when a bed becomes available.
A: Required admission paperwork includes a $2,000–$3,000 non-refundable Community Fee, which holds a room for 30 days.
A: Clinical assessment must occur before any paperwork is signed. If a potential resident is resistant, managers may visit as “family friends” to discreetly observe their cognitive status, mobility (1-person vs. 2-person assist), and medical complexity. This is critical to ensuring that the staff will be able to provide a supportive living environment for all residents.
A: Bosque Haven utilizes an intimate hiring model to ensure cultural fit. This includes hiring restaurant veterans for Chefs (lured by 40-hour weeks), promoting Managers internally to avoid “Big Box” corporate influences, and hiring caregivers who have a “heart for service” and a “Choose Joy” mentality.
A: The facility uses a two-manager system, where both managers work overlapping shifts to ensure 7-day management presence for families. They conduct a weekly Weekly Assessment Meeting every Tuesday from 9AM–10AM to review KPIs and address issues.
A: Retention incentives include a $100 cash prize for the Team Member of the Month and a $50 monthly “No Call-Out Bonus” for perfect attendance. The management philosophy is to “Lead from the Front.” Employees of Bosque Haven for >6-months will be eligible for end-of-year bonuses.
A: Medication is managed using the EMAR (Electronic Medication Administration Record) system to minimize human error. A contracted Registered Nurse delegates tasks to trained MedTechs. Controlled substances are rigorously secured, being double-locked inside the med cart in the “Narc” Box.
A: Strict protocols are enforced for liability protection, including using DocuSign or Adobe Sign for all legal contracts. All incidents, such as falls, scratches, or medication refusals, must be immediately logged in the ECP system. Furthermore, a liability waiver (Notice of Inappropriate Placement) is required if a family refuses a recommended higher level of care.
A: Since the facility is non-medical, specialized care is “brought in.” This includes maintaining relationships with at least two hospice companies for end-of-life comfort care and utilizing ancillary mobile services, where Physicians, PAs, Dentists, and X-ray techs visit the home to eliminate resident travel.
